Iron Bridge Surface Care LLC is a Pennsylvania limited liability company providing professional surface-cleaning services primarily in Pittsburgh, Pennsylvania, and surrounding areas.

Our services currently include carpet cleaning, area rug cleaning, upholstery cleaning, and tile and grout cleaning. We may add, modify, or discontinue services from time to time.

Please read these Terms carefully before using the Website, requesting or booking services, or making a payment.

By accessing the Website, submitting a service request, scheduling an appointment, making a payment, or otherwise purchasing or using our services, you agree to these Terms.

If you do not agree with these Terms, do not use the Website or book services through it.

1. Eligibility

You must be at least 18 years old and legally capable of entering into a binding agreement to schedule or purchase services from us.

By scheduling services, you represent that:

  • You are at least 18 years old;

  • The information you provide is accurate;

  • You have authority to authorize the requested work at the property; and

  • You agree to pay charges properly incurred for the services you authorize.

If you are not the owner of the property, you are responsible for obtaining any necessary permission from the property owner, landlord, property manager, or other authorized person before requesting work.

2. Our Services

Iron Bridge Surface Care may provide services including, but not limited to:

  • Carpet cleaning;

  • Area rug cleaning;

  • Upholstery cleaning;

  • Tile and grout cleaning;

  • Spot and stain treatment;

  • Odor treatment;

  • Pet-related stain or odor treatment;

  • Related surface-care services; and

  • Additional services that we may introduce in the future.

Availability of particular services may depend on your location, the material to be cleaned, the condition of the property or item, scheduling availability, equipment requirements, safety considerations, and other factors.

We reserve the right to decline work that we reasonably determine we cannot perform safely, effectively, legally, or appropriately.

3. Service Area

Our primary service area is Pittsburgh, Pennsylvania, and surrounding communities.

Availability outside our normal service area may depend on distance, scheduling, the size of the job, travel requirements, and other considerations.

Additional travel charges may apply when disclosed to and accepted by the customer before service.

4. Estimates and Pricing

Prices shown on the Website, advertisements, booking pages, or other materials may be starting prices, standard prices, estimates, or prices based on information provided by the customer.

Unless expressly identified as a guaranteed fixed price, an estimate is not necessarily the final price.

Pricing may change if the actual conditions differ materially from the information provided when the estimate or booking was made.

Factors that may affect the final price include:

  • Actual room, rug, upholstery, or surface dimensions;

  • Number of rooms, areas, stairs, furniture pieces, or other items;

  • Material or fiber type;

  • Soil level;

  • Stains;

  • Pet contamination;

  • Odor conditions;

  • Additional treatments requested;

  • Unusual access conditions;

  • Furniture-moving requirements;

  • Service location;

  • Additional labor;

  • Additional services requested at the appointment; or

  • Conditions that could not reasonably be determined before arrival.

If we determine that additional work or charges are appropriate, we will make reasonable efforts to explain the change and obtain your approval before performing materially additional chargeable work.

You are not required to purchase optional additional services simply because they are recommended.

5. Taxes

Prices may be subject to applicable state, county, local, or other taxes.

Applicable taxes may be added to the quoted or advertised service price and may be calculated during checkout, invoicing, or payment.

The amount of tax may depend on the type of service, service location, applicable tax rules, and other legally relevant factors.

6. Online Booking

We may provide online appointment scheduling through the Website using Squarespace, Squarespace Scheduling, Acuity Scheduling, or another scheduling provider.

Submitting an appointment request does not necessarily guarantee an appointment until the booking has been accepted or confirmed.

We may contact you if:

  • Additional information is required;

  • The requested service requires a different amount of time;

  • The requested service is unavailable;

  • Your location is outside our normal service area;

  • We need to adjust an appointment time; or

  • Additional evaluation is necessary before confirming the service.

Appointment availability displayed online may change.

7. Appointment Times and Arrival Windows

We make reasonable efforts to arrive at the scheduled or communicated time.

However, cleaning appointments can vary in duration, and circumstances such as traffic, weather, previous appointments, equipment issues, access conditions, or other events may affect arrival times.

An appointment time may therefore represent an estimated arrival time or arrival window rather than a guarantee that work will begin at an exact minute.

If we expect a significant delay, we will make reasonable efforts to notify you using the contact information provided.

8. Deposits and Advance Payments

We may require a deposit, booking fee, advance payment, or other payment to reserve certain appointments or services.

If a deposit or advance payment is required, the applicable amount and any specific cancellation or refund conditions will be disclosed during booking, checkout, or appointment confirmation.

Unless otherwise disclosed, a deposit or advance payment will generally be applied toward the amount owed for the applicable service.

By paying a deposit or advance payment, you authorize us and our payment processor to process that payment.

9. Cancellation and Rescheduling

We understand that plans change.

Specific cancellation, rescheduling, late-cancellation, or no-show terms may be displayed during online booking or communicated in your appointment confirmation. Any such terms presented before you confirm your appointment form part of these Terms.

Customers should notify us as soon as reasonably possible if an appointment needs to be canceled or rescheduled.

Where a cancellation fee, lost deposit, rescheduling fee, or no-show fee applies, it will be based on the policy disclosed when the applicable appointment was booked or otherwise agreed to by the customer.

Repeated cancellations, no-shows, or scheduling problems may result in our declining future appointments or requiring advance payment.

10. Cancellation or Rescheduling by Us

We may cancel, postpone, or reschedule an appointment when reasonably necessary due to circumstances including:

  • Severe weather;

  • Unsafe road conditions;

  • Illness or emergency;

  • Equipment malfunction;

  • Utility interruption;

  • Staffing issues;

  • Safety concerns;

  • Conditions at the property;

  • Incorrect booking information; or

  • Circumstances beyond our reasonable control.

If we cancel a prepaid appointment and cannot reasonably reschedule it, any amount paid solely for services that were not performed will be handled appropriately, including a refund where applicable.

We are not responsible for indirect costs incurred because an appointment must be rescheduled, except where applicable law provides otherwise.

11. Customer Responsibilities Before Service

To help us perform the service safely and efficiently, customers are responsible for providing reasonable access to the service area.

Before our arrival, you should:

  • Remove small, fragile, valuable, or breakable items from areas being cleaned;

  • Remove toys, clothing, papers, electronics, and other loose objects where reasonably possible;

  • Secure cash, jewelry, documents, collectibles, firearms, and other valuables;

  • Inform us about fragile furniture or property;

  • Secure pets appropriately;

  • Inform us about any known safety hazards;

  • Provide accurate information about stains, spills, prior treatments, or damage where known; and

  • Ensure that we can reasonably access the areas scheduled for service.

Unless otherwise agreed, the customer is responsible for obtaining any necessary building, parking, security, landlord, condominium, or property-management permissions.

12. Utilities and Property Access

Certain cleaning services may require access to utilities or facilities such as:

  • Water;

  • Electricity;

  • Suitable drainage;

  • Parking reasonably near the service location; and

  • Reasonable access to the property and cleaning areas.

Unless otherwise arranged in advance, the customer is responsible for ensuring that reasonably necessary utilities and access are available.

If we cannot perform the work because appropriate access, utilities, authorization, or safe working conditions are unavailable, the appointment may need to be canceled or rescheduled.

Applicable cancellation, trip, or service charges may apply if they were disclosed or otherwise agreed to.

13. Pets

Customers are responsible for securing pets during service.

Pets should be kept away from:

  • Cleaning equipment;

  • Hoses;

  • Open doors;

  • Cleaning solutions;

  • Wet flooring or surfaces;

  • Technicians; and

  • Active work areas.

We are not responsible for a pet escaping, entering a work area, damaging equipment, or being exposed to a work area when the customer has failed to reasonably secure the animal.

Please inform us before service if an animal at the property is aggressive, territorial, highly anxious, or may create a safety concern.

We may stop or refuse service if an animal presents a reasonable safety risk.

14. Furniture and Personal Property

Our ability to move furniture depends on the size, weight, construction, condition, location, and safety of the item.

We may decline to move items including, but not limited to:

  • Pianos;

  • Safes;

  • Large entertainment centers;

  • Aquariums;

  • Pool tables;

  • Large beds or bed frames;

  • Extremely heavy furniture;

  • Fragile or unstable furniture;

  • Electronics;

  • Antique or unusually valuable items; or

  • Any item we reasonably believe cannot be safely moved.

If furniture is moved, it may be returned to its approximate original position where reasonably practical.

The customer should remove fragile objects from furniture before service.

15. Pre-Existing Conditions

Cleaning can reveal conditions that were already present but less visible before cleaning.

Examples may include:

  • Permanent stains;

  • Discoloration;

  • Fading;

  • Sun damage;

  • Dye loss;

  • Color variation;

  • Wear patterns;

  • Fiber damage;

  • Abrasion;

  • Pile distortion;

  • Loose seams;

  • Delamination;

  • Fraying;

  • Previous repair work;

  • Bleaching;

  • Chemical damage;

  • Water damage;

  • Mold or mildew;

  • Cracked grout;

  • Loose tile;

  • Damaged backing;

  • Upholstery deterioration; or

  • Damage caused by previous cleaning attempts or products.

We are not responsible for pre-existing damage or deterioration that was not caused by our services.

16. Stain Removal

We make reasonable professional efforts to improve or remove stains when stain treatment is included in the service.

However, we do not guarantee that every stain can be completely removed.

Permanent staining may occur because of factors such as:

  • Dye transfer;

  • Bleaching;

  • Chemical reactions;

  • Permanent pigment changes;

  • Age;

  • Heat;

  • Sun exposure;

  • Previous cleaning products;

  • Unknown substances;

  • Fiber damage; or

  • The amount of time a substance remained on the surface.

A stain that remains after appropriate professional treatment does not by itself mean that the service was performed improperly.

17. Pet Stains and Odors

Pet urine and other contamination can penetrate beyond the visible surface into carpet backing, padding, flooring, furniture filling, subflooring, grout, or other underlying materials.

Surface cleaning may improve the condition without eliminating contamination located deeper within the structure.

Accordingly, we cannot guarantee complete removal of pet stains or odors in every situation.

Odors may also become temporarily more noticeable during or after cleaning because moisture can reactivate contamination below the surface.

Additional treatment or replacement of affected materials may sometimes be necessary.

18. Carpet Cleaning

Carpet appearance after cleaning can be affected by conditions unrelated to removable soil.

These may include:

  • Permanent traffic wear;

  • Fiber abrasion;

  • Pile distortion;

  • Matting;

  • Crushing;

  • Fading;

  • Permanent staining;

  • Previous chemical treatments;

  • Carpet age;

  • Installation issues;

  • Delamination; or

  • Conditions beneath the carpet.

Some spots may also reappear after cleaning through a process commonly known as wicking or wick-back, where material located deeper in the carpet or backing migrates toward the surface while drying.

We cannot guarantee that all visible differences in carpet appearance can be corrected through cleaning.

19. Upholstery Cleaning

Different upholstery fabrics and constructions respond differently to moisture, cleaning agents, agitation, and drying.

Even when reasonable professional care is used, certain materials may have inherent risks including:

  • Color bleeding;

  • Dye migration;

  • Fading;

  • Browning;

  • Water marking;

  • Shrinkage;

  • Texture changes;

  • Existing fabric weakness becoming visible;

  • Pilling; or

  • Changes related to previous treatments or wear.

We may test materials when reasonably appropriate and may decline to clean upholstery that we believe presents an unacceptable risk.

Customers should inform us of any known manufacturer instructions, previous treatments, fabric concerns, or existing damage before cleaning.

20. Area Rug Cleaning

Area rugs can vary substantially in fiber content, construction, dyes, backing, age, condition, and prior treatment.

Certain rugs may have inherent cleaning risks, including:

  • Dye bleeding;

  • Color migration;

  • Shrinkage;

  • Browning;

  • Fringe changes;

  • Texture changes;

  • Weakening of backing;

  • Pre-existing damage becoming more visible; or

  • Odor caused by contamination within the rug foundation.

We may modify the cleaning method or decline work if we reasonably determine that a rug cannot be safely cleaned using the requested method.

21. Tile and Grout Cleaning

Tile and grout cleaning can remove soil and improve appearance but does not restore damaged material to new condition.

Results may be affected by:

  • Permanent staining;

  • Uneven grout coloration;

  • Previous sealers;

  • Previous chemicals;

  • Cracks;

  • Missing grout;

  • Loose tiles;

  • Mineral deposits;

  • Surface wear; or

  • Damage beneath or within the tile or grout.

We do not guarantee that grout will become completely uniform in color after cleaning.

22. Mold, Biohazards, Infestations, and Unsafe Conditions

Our standard cleaning services are not remediation services for hazardous materials or dangerous biological contamination unless we expressly agree in writing to provide such a service.

We may refuse, discontinue, or reschedule work if we encounter conditions including:

  • Suspected hazardous mold;

  • Sewage;

  • Significant human waste;

  • Needles or sharps;

  • Hazardous chemicals;

  • Bedbugs or other significant infestations;

  • Dangerous electrical conditions;

  • Structural hazards;

  • Illegal substances or activity;

  • Threatening behavior;

  • Unsafe animals; or

  • Any other condition that presents a material health or safety risk.

We may recommend that an appropriately licensed or specialized professional address the condition before ordinary cleaning services are performed.

23. Drying Times

Drying times vary.

Factors may include:

  • Temperature;

  • Humidity;

  • Air circulation;

  • Material type;

  • Carpet or upholstery thickness;

  • Cleaning method;

  • Degree of soiling;

  • Amount of moisture required; and

  • Environmental conditions.

Any drying-time estimate is an approximation unless we expressly state otherwise.

Customers should use reasonable care around damp surfaces and follow any drying or ventilation instructions provided.

24. No Guarantee of Identical or “Like-New” Results

Cleaning improves surfaces by removing treatable soil, contaminants, spots, or residues. It does not reverse ordinary wear, aging, damage, fading, permanent staining, or structural deterioration.

Unless we specifically provide a written guarantee applicable to a particular service, we do not promise that an item or surface will:

  • Look new;

  • Return to its original color;

  • Be completely stain-free;

  • Be completely odor-free; or

  • Match photographs, advertisements, or results obtained at another property.

Photographs and examples of previous work illustrate possible results and are not guarantees of identical results.

25. Customer-Supplied Information

You are responsible for providing reasonably accurate information concerning the requested work.

We may rely on information you provide when determining:

  • Appointment duration;

  • Equipment requirements;

  • Pricing;

  • Service methods; and

  • Whether a service can reasonably be performed.

If important information provided during booking is materially inaccurate or incomplete, we may adjust the price, modify the service, or decline to proceed after discussing the issue with you.

26. Previous Cleaning Products and Treatments

Customers should tell us when they know that a surface has previously been treated with:

  • Stain removers;

  • Bleach;

  • Peroxide;

  • Solvents;

  • Deodorizers;

  • DIY cleaning chemicals;

  • Protectants;

  • Sealers;

  • Adhesives;

  • Dyes;

  • Other professional cleaning products; or

  • Other substances that could affect cleaning.

Previous products may interact with subsequent cleaning agents or may already have permanently affected the material.

We are not responsible for damage caused by previous treatments that becomes visible during proper cleaning.

27. Inspection and Documentation

We may inspect the service area before, during, and after cleaning.

We may take photographs or other records of the service area when reasonably necessary to:

  • Document pre-existing conditions;

  • Document completed work;

  • Record damage or unusual conditions;

  • Support estimates;

  • Address customer questions;

  • Maintain service records; or

  • Protect the customer and our business in the event of a dispute.

We will not use identifiable photographs of the inside of your home or your personal property for advertising or promotional purposes without appropriate permission.

28. Concerns About Completed Services

If you believe there is a problem with a completed service, please contact us as soon as reasonably possible at:

Please provide enough information for us to understand the issue.

Where appropriate, we may request:

  • Photographs;

  • Additional information; or

  • An opportunity to inspect the affected area.

Where reasonably practical, please allow us an opportunity to inspect an alleged service-related issue before hiring another company to alter or repair the affected area.

Depending on the circumstances, we may offer an inspection, additional treatment, re-service, refund, partial refund, or another reasonable resolution.

Nothing in this section limits any rights that cannot legally be waived.

29. Payments

Payment is due according to the terms presented during booking, invoicing, checkout, or service.

We may accept payment through:

  • Square;

  • Squarespace Commerce;

  • Credit or debit card;

  • Electronic payment;

  • Other payment processors or methods we make available; or

  • Other methods agreed to by us.

We may require payment:

  • At booking;

  • As a deposit;

  • Before service;

  • At completion of service; or

  • According to another payment arrangement disclosed to the customer.

30. Payment Processing

Online payments may be processed by third-party payment providers such as Square or through payment functionality integrated with Squarespace.

We do not intend to directly store complete payment-card numbers.

Payment processors operate under their own terms, security practices, and privacy policies.

You represent that you are authorized to use any payment method submitted for a transaction.

31. Failed or Reversed Payments

If a payment is declined, reversed, disputed, or otherwise not successfully completed, amounts properly owed for services remain due to the extent permitted by law.

If you believe a charge is incorrect, please contact us promptly at info@IronBridgeSurfaceCare.com so that we can review the issue.

Nothing in these Terms prevents a customer from exercising legitimate rights available through a payment-card issuer, financial institution, payment processor, or applicable law.

32. Refunds

Because our primary products are performed cleaning services, eligibility for a refund depends on the circumstances.

A completed service is not automatically refundable merely because a particular stain, odor, wear condition, discoloration, or pre-existing defect could not be completely corrected.

Where a specific deposit or cancellation refund policy applies, that policy will be disclosed at booking or before payment.

If we determine that a refund is appropriate, it will generally be returned using the original payment method where practical.

Nothing in this section limits refund or other rights provided by applicable law.

33. Promotions and Discounts

From time to time, we may offer discounts, promotional codes, packages, referral offers, or other promotions.

Promotions:

  • May have expiration dates;

  • May be limited to particular services or locations;

  • May require minimum purchases;

  • May not be combinable with other offers;

  • May have availability restrictions; and

  • Complete removal of every stain;

  • Complete removal of every odor;

  • Restoration of worn or damaged materials;

  • Results that are impossible because of the condition, construction, age, previous treatment, or inherent characteristics of the material.

Nothing in these Terms excludes warranties or consumer protections that cannot lawfully be excluded.

42. Limitation of Liability

To the fullest extent permitted by applicable law, Iron Bridge Surface Care LLC will not be liable for indirect, incidental, special, exemplary, punitive, or consequential damages arising from the Website or services where such damages may lawfully be excluded.

For claims arising directly from a particular cleaning service, our aggregate liability will, to the fullest extent permitted by law, not exceed the amount paid to us for the specific service giving rise to the claim.

These limitations do not apply where applicable law does not permit a particular limitation or exclusion, including liability that cannot legally be waived.

Nothing in these Terms is intended to eliminate rights provided to consumers by applicable law.

43. Circumstances Beyond Our Reasonable Control

We are not responsible for delays or inability to perform caused by events reasonably outside our control, including:

  • Road closures;

  • Government actions;

  • Utility failures;

  • Internet or telecommunications failures;

  • Equipment failure despite reasonable maintenance;

In such circumstances, we may reschedule affected services.

44. Right to Refuse or Stop Service

We reserve the right to refuse, discontinue, or leave a service location if we reasonably believe that:

  • Conditions are unsafe;

  • A person is threatening, abusive, or harassing;

  • Illegal activity is occurring;

  • Necessary access is unavailable;

  • Hazardous materials are present;

Charges for work already completed may remain due.

You agree that transactions with us may be conducted electronically.

Electronic actions such as:

  • Clicking a booking or checkout button;

  • Checking an acceptance box;

  • Submitting an online booking;

  • Making an online payment; or

  • Providing another electronic indication of acceptance

may constitute your agreement to applicable terms where legally recognized.

Electronic confirmations, invoices, receipts, notices, and records may be used in connection with your transaction.

46. Governing Law

These Terms and transactions with Iron Bridge Surface Care LLC are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-law principles, except where federal law or another applicable law controls.

Nothing in these Terms deprives a consumer of protections that cannot legally be waived.

47. Disputes

so that we have a reasonable opportunity to review and attempt to resolve the issue.

If a dispute cannot be resolved informally and legal proceedings are necessary, they will be handled in a court of competent jurisdiction in Pennsylvania, subject to applicable jurisdiction and venue laws.

To the extent legally permitted and appropriate, the parties agree that courts located in Allegheny County, Pennsylvania will be the preferred venue for disputes arising from these Terms or our services.

Nothing in this section prevents either party from exercising rights or remedies that cannot legally be restricted.

48. Severability

If any provision of these Terms is found to be unlawful, invalid, or unenforceable, that provision will be enforced to the maximum extent legally permitted or severed where necessary.

The remaining provisions will continue in effect.

49. No Waiver

If we do not immediately enforce a provision of these Terms, that does not mean we waive the right to enforce it later.

A waiver regarding one matter does not automatically constitute a waiver regarding another matter.

50. Entire Agreement

These Terms, together with:

  • Any specific estimate;

  • Booking terms;

  • Cancellation terms;

  • Invoice;

  • Written service agreement;

  • Privacy Policy;

  • Cookie Policy; and

  • Other terms specifically presented and accepted in connection with a transaction

constitute the applicable agreement between you and Iron Bridge Surface Care LLC regarding that transaction.

If a specific written service agreement or booking term directly conflicts with these general Terms, the more specific term will control for that particular service or transaction, except where prohibited by law.

51. Changes to These Terms

We may update these Terms from time to time to reflect:

  • Changes to our services;

  • Changes to online booking or payment functionality;

  • Changes to our Website;

  • Operational changes;

  • New service offerings; or

  • Changes in applicable law.

When we update these Terms, we will revise the “Last Updated” date at the top of this page.

Changes will apply prospectively unless applicable law permits or requires otherwise.

Terms applicable to a transaction generally will be those presented or in effect when the transaction is entered into, except where the parties agree otherwise or applicable law requires a change.
